The Lockwood Building Process

01 Planning: Determine a Budget

Determine what you are able to invest. Set your budget in advance, at the start of the planning process.


02 Planning: Buying a Site

Analyse your lifestyle to determine what you want in a home, and where you want to live. Choose your site carefully - the site will determine the size and shape of the house you will be able to build. Before purchasing, seek advice on local council by-laws, covenants, LIM reports, etc.


03 Planning: Select a Floor Plan

Choose a concept from our plan range, or design and build a home that will suit your budget, lifestyle and site. Consult with our designers on the design of your house, considering sun positioning, site elevation, views, size, engineering requirements, etc.


04 Planning: Finalise your Design

Our designers will present design concepts for floor plans and elevations. You Lockwood builder will then assist you in the selection of joinery, roofing, insulation, fittings, appliances etc., in order to prepare a preliminary costing for your approval.


05 Planning: Finance

It is important to put in place all financial arrangements as required prior to the commencement of construction. Your Lockwood builder can help if required.


06 Planning: Purchase Agreement

Once the plans and specifications are agreed, you are ready to proceed. Simply complete a building contract with your Lockwood builder and you are officially underway!


07 Planning: Construction Drawings

Now is the time to make any final changes. Once the revised plans and specifications are approved and signed, construction plans can be drawn.


08 Construction: Production

Your Lockwood builder will have presented applications to the local council for building permits and consents. Once approved, you will be informed of the production progress underway at the Lockwood factory and foundation work on site.


09 Construction: Delivery

Your Lockwood home package is delivered to your building site within the agreed timeframe. Your Lockwood builder takes delivery and undertakes a complete materials inventory.


10 Construction: On-Site Fabrication

Your Lockwood builder will handle all construction matters and employ all subtrades, including builders, plumbers, electricians, roofers etc. The construction begins with the floor, then the walls, sarking and roof. All work, including plumbing, electrical, painting, installation of appliances and fittings, is completed. You may also elect to have landscaping completed at this time.


11 Construction: Handover

Complete a thorough inspection with your Lockwood builder, make any corrections as agreed, and confirm your acceptance with final settlement of the contract price.

Congratulations! You now have possession of your dream home!
